Thinking of making changes to your property? A homeowner runs the risk of having an unapproved change reversed because it does not meet the deed restrictions of the Gulf Trace HOA Covenants. This may result in legal action and associated fees to the homeowner.
To avoid legal actions or associated fees an Architectural Change Request Form should be completed and submitted by the homeowner directly to Qualified Property Management for approval by the Gulf Trace Homeowners Association, Inc. Architectural Control Committee (ACC) for the changes that you would like to make. After submitting the ACC Request form, please allow up to thirty days for written approval of an architectural change.
The ACC has the authority to regulate the use and appearance of the exterior of the home/lot to assure harmony of external design to the surrounding lots/homes. No exterior additions or alterations may be started until approved in writing by the ACC.
Changes or additions needing approval include, but are not limited to:
- Exterior painting or staining, the same color or a change of color, to house body, trim, door, roof tile, driveway and/or walkways
- Re-shingling or tiling roof
- Landscaping, hedge and/or tree planting or removal
- Fences, walls, concrete curbing, fountains
- Mailboxes and/or posts, flag poles, basketball hoops
- Solar panels, satellite dishes, location and color
- Storm shutters, security bars, grilles, grates, front entrance enclosures

When completing the form your request must include:
- Nature of the change
- Location on lot
- Kind, shape, height
- Material to be used
- Color
Please review the approved paint colors before submitting your request. There are two color paint books available in the community. Contact the management company for their location.
The Architectural Control Change Request Form must be submitted to Qualified Property Management. It may be emailed, faxed, mailed or dropped off.
